Solid Hardwood
The heirloom floor — real wood, top to bottom
Solid hardwood is milled from a single piece of timber — oak, walnut, hickory, maple. It's the only floor that genuinely improves with age: every sanding brings back a brand-new surface, and its warmth and character are impossible to imitate perfectly.
Because the plank is solid wood all the way through, a hardwood floor can be sanded and refinished six to ten times over its life. That's why century-old homes still have their original floors — and why hardwood consistently adds resale value. Appraisers and buyers treat it as a permanent upgrade, not a finish that will need replacing.
The trade-off is that real wood moves with moisture. It expands in humid summers and contracts in dry winters, so it needs a stable indoor climate and should stay out of bathrooms and below-grade basements. Species matters too: hickory and white oak are the workhorses for busy families, while walnut trades some hardness for unmatched depth of color.
At a glance
- Typical cost
- $10–$20 / sq ft installed
- Lifespan
- 50–100+ years with refinishing
- Care
- Sweep weekly; damp mop with wood cleaner; refinish every 10–15 years
Choose it when…
- You plan to stay in the home long-term and want a floor that lasts generations
- Resale value matters — hardwood is the floor buyers pay extra for
- Living rooms, dining rooms, bedrooms and hallways above ground level
- You want the option to change the floor's color later by re-staining instead of replacing
- Character is the goal — no two planks are alike
Think twice if…
- The room is a bathroom, laundry or basement — moisture will win eventually
- You're on a tight budget: engineered wood or LVP deliver the look for less
- The subfloor is a concrete slab — engineered wood is the safer choice there
